Pre-Planning
WIRE's development staff works through the process
of obtaining the necessary approvals from the regulatory
bodies at the outset, leaning on existing relationships
in government, business, or those of the joint venture
partners. The team will research the limitations
and opportunities inherent in a particular site in
order to maximize the footprint, height and overall
mass, taking into consideration form, function and
marketability for future tenants. WIRE will utilize a formal survey
process to gather requirements for future tenants,
users and homeowners (if there is a residential component)
to further ascertain needs. Working closely with a
landscape master planner, general considerations such
as siting, mix of uses, percentages of each will all
be considered against creating a balance of aesthetics,
marketability, budget and return. WIRE will evaluate
each plan and mix to come up with the best overall
solution for the site delivering a Project Plan to
the owner(s) for their review and approval.
Conceptual Design to International Standards
WIRE can recommend a variety of internationally known
architects from the U.S, Europe or Asia. Locally,
WIRE creates a mutually beneficial relationship
with a qualified architectural team in India. WIRE
organizes the relationships and reporting structure
between the entities to create the proper balance
of local to foreign giving credence to the international
design yet taking into account the constructability
of the design at a local level. In addition, careful
selection of the consultants underneath the architect
is critical to ensuring the overall success of the
original plan through execution. Here again the balance
of foreign to local is vital with the foreign consultants,
in most cases, providing peer review only over their
local colleagues. Our extensive experience with a
wide variety of building types and materials enables
WIRE to bring to the design team new and innovative
ideas that have a direct impact on the performance, quality and cost of the building. Online project management
tools are utilized to ease the communication barriers
and increase the speed of execution allowing the project
team to truly work 24/7 with dual timezones. This
entire process is managed by a dedicated professional
from WIRE who ensures proper coordination between
the parties and in this way, WIRE ensures international
standards of design excellence are achieved.
Organize Local Design & Construction
Beyond structuring the international and local design consultant team, WIRE creates the communication link between the design team and the contractors. Here the WIRE team brings discipline to the process of contractor selection through an intensive bidding program to ascertain the best construction partner for the project given its location, type and size. In the case of WIRE developing for a third party, WIRE has relationships with a number of qualified Indian contractors chosen on the merits of their bid proposal.
Once the contractors are hired, WIRE acts as the owner's representative performing oversight and proper construction management. A dedicated, full-time WIRE Project Manager (PM) focuses on the budget and schedule while chairing weekly owner meetings. The PM also manages Site Engineers, who are responsible for tracking the trades in the field. WIRE Site Engineers ensure International Class A standards are met during project execution. The PM is supported by a Project Controls resource from the office of the CFO, whose responsibility is to manage the project budget at a granular level and oversee construction draws.

WEBCOR/WIRE Certification and Apprentice Program
The Webcor/WIRE Group Certification Program was developed by Webcor using the best practices derived from the collective experiences of its directors, superintendents, project managers, and engineers in Silicon Valley, California to manage the work and minimize the risk. Its intent is to provide the project teams in India with the necessary tools and guidance to manage each project matching standards used on all Webcor corporate high-technology campuses projects.

Finance and Administration
WIRE's finance staff will provide all of the treasury functions for the project, such as cash management, preparation of project cost reports and variations thereto as well as payment applications for the various service providers.
Delivery and Management
Currently, delivery of the asset and property management is an afterthought in India. WIRE's mission is to maintain the same quality standards from construction through to property management ensuring that the building looks and functions as well as it did when it was first commissioned. Commissioning the building(s) will be a systematic and quality driven process that will document the performance of the entire building and its systems to ensure that they meet or exceed the design requirements of WIRE and the tenant(s).

WIRE has a number of direct relationships with prospective tenants through its own associations and that of its partners coupled with a deep base of brokerage relationships through AsiaPac and otherwise to provide an anchor tenant for a WIRE development.

Project Marketing WIRE creates a marketing program for each project and a corresponding budget that reflects the timing and expense associated with implementing the program. WIRE will actively market the project and may also engage third parties to assist in the leasing or sales efforts while monitoring the activities of such agents.
