A1. When developing a new facility in India, hiring an Indian 3rd party developer can at times be a challenge. Besides the quality control issues, a local developer may not be capitalized, offer financing, and might not understand the corporate tax implications of locating in India. WIRE can add significant value through delivering an asset that will meet the international standards that one finds in Europe or the US. WIRE understands the importance of international standards of quality as well as providing the necessary resources to ensure that quality is delivered.

A3. WIRE will operate and develop property throughout India. Currently WIRE has offices in Bangalore India.
A4. WIRE develops a wide range of product types: corporate campuses, suburban and high rise office, single family and multi-family residential, retail malls to mixed use developments. In addition, WIRE has unique team expertise developing more specialized types of facilities, including but not limited to biotech/pharma, adaptive re-use, and light industrial.
A5. It depends upon your company's specific situation. WIRE can assist its clients in leasing, owning, completing synthetic leases, and completing tax advantaged lease arrangements. A WIRE representative can assist your company in evaluating all available lease vs. own alternatives for your company to insure you are making the best decision for your firm.
A6. Yes, many Indian landlords will tell you that they have a set short-term lease form which is not negotiable. This is not the case at WIRE. We strive to customize the lease arrangement to fit your needs, which means WIRE will consider all lease types and terms.
A7. WIRE determines a client's lease rate based on the underlying cost to build the facility and cost of capital. Often times this means you pay a lease rate on a build-to-suit project that is lower than the prevailing market rates for an existing facility. To accurately determine your expected lease rate, WIRE will need to work with you to outline general specifications for your project, complete a preliminary budget and schedule, and determine the form of lease. Once this is done, WIRE will provide you a lease rate based upon the lowest cost of internal and/or external capital available.
A8. Determining the best location for your corporation requires in-depth knowledge of local Indian markets and the ability to identify demographic trends.
