Scope
Definition
The global economy is open for business 24/7
with constant flux in today's real estate
environment. As a result, any successful international
real estate solution must be strategic yet
flexible enough to anticipate changes. To
ensure success, WIRE's advisory staff will
work with the MNC's management to define the
objectives, parameters, budgets, requirements,
schedules, and deliverables for a project
that support's the MNC's expansion needs in
India.
Land
Selection and Acquisition
Drawing upon its local knowledge and extensive
contacts within India, WIRE's local team in
conjunction with its partners will prepare
a comprehensive market analysis report and
work with an MNC to locate property or existing
building(s), if appropriate, for the project.
If the acquisition of land is required or
a build-to-suit situation, WIRE will identify
client specific location alternatives and
advise the client on their options. WIRE,
in conjunction with its partners, has already
identified and could originate on behalf of
clients a number of sites in India for immediate
or subsequent needs, in and around Tier 1 and 2 cities.
Design
& Engineering
WIRE will recommend a local architect and/or
work with the client's preferred local or international
architect to design the building(s) and interiors, if required. The WIRE
team will work closely with the project's
architect in the planning and design phase
to evaluate design criteria early in the process
in order to identify the most cost-effective
means of accomplishing our client's objectives.
Our extensive experience with a wide variety
of building types and materials enables us
to bring to the design team new and innovative
ideas that have a direct impact on the performance
and quality of the building.
Construction,
Project and Move Management
With considerable in-country WIRE team experience and access to the resources and expertise of Webcor, WIRE would serve as the Developer utilizing proven India contractors on the ground in India to execute the construction of a build-to-suit shell as appropriate for our client. To ensure International Class A standards are met or exceeded, Webcor's Apprenticeship program ensures that WIRE's staff is trained on Webcor projects located in the USA. WIRE will work closely with the tenant to ensure an on-time move into their new facility. |
